If you've searched "modular home cost" this year, you've probably seen two very different numbers: a base price starting around $80–$150 per square foot, and total project costs that end up two or three times that once everything is added in. Both numbers are technically true — they're just answering different questions.

This is the breakdown we walk every client through before they sign anything, so you're budgeting against reality instead of a headline.

What Base Price Actually Includes

When a builder quotes a base price per square foot, that number almost always covers the manufactured unit only the structure built in our facility, delivered to your site. It typically does not include the foundation, utility hookups, site work, permitting fees, or delivery and crane costs to set the home in place.

For a well-built modular home in 2027, expect a base unit price in the range of $120–$220 per square foot, depending on finish level and design complexity. A 600 sq ft home at that rate lands between $72,000 and $132,000.

The Costs That Aren't in the Base Price

This is where most budget surprises come from — not because builders are hiding costs, but because "base price" genuinely doesn't include site work by definition. The main additions are:

  • Foundation — $8,000–$30,000+, depending on whether you need a slab, piers, or a full basement, and how much site grading your lot requires.

  • Utility hookups — $5,000–$25,000 for water, sewer/septic, and electrical connections, more if your site is far from existing lines.

  • Delivery and installation — $5,000–$15,000, driven mostly by distance and site accessibility.

  • Permitting — $1,000–$10,000+, highly dependent on your state and county.

What Actually Moves the Price Up or Down

Within that range, a few decisions have an outsized effect on your final cost:

  • Site accessibility. A flat, easy-access lot near existing utilities is dramatically cheaper to build on than a sloped or remote one — this alone can shift your foundation and delivery costs by tens of thousands of dollars.

  • Size. Cost per square foot actually drops as homes get larger, since kitchens and bathrooms — the most expensive rooms — don't scale linearly with size. A 400 sq ft home and an 800 sq ft home rarely cost double, because the second one isn't paying for two kitchens.

  • Customization. A fully custom layout costs more in design time than starting from a proven floor plan and adjusting it — not because the labor is different, but because engineering a layout from scratch takes longer than validating one we've already built.

How to Get a Number You Can Actually Trust

The single best way to avoid a budget surprise is to ask any builder for an all-in estimate, not just a base price — one that includes foundation type, utility connection estimates for your specific site, delivery distance, and your local permitting range before you sign anything.

This is also why a site visit or detailed lot assessment matters more than it might seem — a builder quoting your total cost without seeing your actual lot is guessing at the two biggest variables (foundation and utilities) in the entire budget.
